How the rankings are calculated

The aim is to compare identifiable specialist party wall practices using public evidence and a formula that readers can understand and check. The rankings are produced by Coburns Party Wall, not by an independent third-party ranking organisation.

1. The specialist eligibility test

A firm is considered for ranking only where its public website and business presentation show party wall work as the sole or clearly primary advertised specialism, or where it operates a dedicated party wall practice or brand. A multidisciplinary practice is not included merely because it offers party wall work among many unrelated services.

Evidence considered: the practice website, service pages, public business profile and the nature of publicly visible reviews. The test is an eligibility gateway only; it does not add ranking points.

2. The overall score

Review Volume Score = 10 × (practice review count ÷ highest qualifying review count in that region)

Google Rating Score = 10 × (Google rating ÷ 5)

Overall Score = (45% × Review Volume Score) + (30% × Google Rating Score) + (25% × Fee Value Score)

If Fee Value is Not Rated, the missing fee component is excluded and the remaining 75% is rescaled to 100%. This means a lack of public pricing is not automatically treated as high or low value.

Ties are resolved by higher review count, then higher Google rating, then alphabetical order.

3. Fee Value

Fee Value is a 0–10 comparison of usable published pricing. It considers three things: comparable headline price, what the quoted service includes, and how clearly the pricing is published. The Fee Value score shown in each ranking is treated as a separate input to the overall formula. Where public pricing is too incomplete to permit a reasonable comparison, the result is Not Rated.

Fee Value weighting: comparable price 60%; inclusions 20%; pricing transparency 20%. Pricing is compared only where the service can reasonably be matched with equivalent party wall work. A partial price or general guide may be used as evidence but will not automatically support a numeric Fee Value score.

4. Source dates and verification

The review counts, Google ratings and fee information in this edition were recorded on 25 September 2026. Full regional tables link to a Google search/profile route for live review evidence and, where a usable public pricing page was located, to that pricing source. Because public data changes, the live source may differ from the recorded figure.

5. Which firms are compared?

The site does not claim to have identified every surveyor or every qualifying practice in England and Wales. It ranks the specialist practices identified through the site's public-web research that meet the eligibility rules and for which sufficient public data was available.

6. What does not influence the rankings

No paid positions

A company cannot pay to obtain or improve a ranking.

No membership preference

No preference for RICS, FPWS or P&T membership. Memberships are not, in themselves, an indicator of quality, experience or knowledge. They are therefore disregarded when calculating our rankings.

No unpublished fee assumptions

Where insufficient pricing information is publicly available, Fee Value is shown as Not Rated. A lack of published pricing is not treated as evidence that a firm's fees are expensive, although they may be.

No location points

No practice receives extra points merely for operating in London or another high-volume market.

7. Publisher disclosure

Top Rated Party Wall Surveyors is published by Coburns Party Wall. Coburns may appear where it passes the same eligibility test and is scored under the same formula. Coburns receives no additional weighting or preferential treatment.
